Despite what you hear in the news the housing market in Tucson is actually doing very well.  Just looking at stats does not give an accurate picture of what is going on.  In my opinion the inventory of good homes has become very stable and in fact values are slowly going up.  In other words what 150 Thousand would buy you 6months ago will not get you any more home now, it may get you less, depending on what you are looking for in a home.  This is especially true for the Home Buyer looking in the 350 to 400 or less price point.  Above the 400 price point may be a different story depending on the part of town you are looking.  In my many years of representing investors I can tell you that you can buy a home in Tucson for what seems to be a lower and lower price but the reality is that the inventory of very distressed homes is growing rapidly.  The good ones have not come down in price for almost a year.  If you are a owner occupied or first time home buyer without the necessary funds to rehab a property this is especially true.  If you would like me to share my personal thoughts on the state of the market please let me know.
